Do you require a fire risk assessment of your premises?

Landlords and business owners are required by law to make sure all occupants are safe from risk of fire. A Fire Risk Assessment will identify all fire hazards and provide recommendations and actions to be taken to reduce the risk significantly.
Under the Housing Act 2004 and the Regulatory Reform (Fire Safety) Order 2005, HMOs are required to undertake fire risk assessments and review on an annual basis
Fire Risk Assessment for Flats requires the communal areas of the building to be fire risk assessed under the Regulatory Reform (Fire Safety) Order.
Alternatively, you may be a landlord of a multi-occupied office block. The landlord and tenants both have a responsibility for the fire safety of the building. The landlord or potentially a compliance manager will be responsible for ensuring all fire regulations are complied with.
You are responsible for fire safety in a business or other non-domestic premise if you are:
- A person with control of the premises, for example, a building manager or managing agent.
Under Regulatory Reform (Fire Safety) Order 2005 this is the ‘responsible person’. If there’s more than one responsible person, you are required to work together to meet your responsibilities in relation to fire safety.
As the responsible person you must:
- Ensure that an up to date fire risk assessment of the premises and review is regularly carried out (Recommended Annually)
- inform staff or their responsibilities with regards to fire safety within the workplace
- Ensure that fire safety measures are not only in place but also maintained
- Provide staff with information; this includes relevant fire safety instruction, and training

Under the Regulatory Reform (Fire Safety) Order 2005 (RRO) it is required to conduct a regular review of your fire risk assessment. We offer a discounted price for returning clients.

Do I need a Fire Risk Assessment?
Under current UK legislation Fire Risk Assessments are required for all non-domestic properties including public and commercial premises. Fire risk assessments are compulsory for business premises that employ more than five people.
Risk Safety Limited carry out FRA within Schools, Licensed Premises, Offices, Warehouse/Factories, Residential Properties, Care Homes, Retail Outlets, sheltered housing and the communal areas of flats and houses in multiple occupation (HMOs) as well as all buildings which require them under the Regulatory Reform (Fire Safety) Order 2005.
Our assessors are highly experienced, friendly and knowledgeable offering compliance by delivering a high quality professional service. Our reports are designed to be used as a working document and are fully comprehensive allowing the customer to fully understand their obligations.
What will happen on the day of the Risk Assessment?
A Risk Safety Limited consultant will arrive at your premises at the arranged time and introduce them self to the ‘Responsible Person’ in control of the risk assessment process. The assessor will then spend some time asking a few questions regarding the history of the building and looking at any fire related documents you may have in place. Upon completion of the documentation/questions, the assessor will conduct a comprehensive assessment of your premises covering all areas. Photographs and notes will be taken via a handheld device to record all risks and hazards to persons occupying the building the assessor identifies. On completion of the assessment, the assessor will provide a debrief of his findings prior to leaving and compiling your full report.
An electronic report will be sent within 48 hours of the assessment and a hard copy will be sent to you upon request.
